How to Survive the Psychological Stress Of  Year Long Custom Home Build

Learn the essential psychological strategies to master the chaos and ensure your structure finishes without destroying you."

If you’re not at your mental or emotional capacity with work, kids, and life already, building a custom home or doing a renovation can push you over the top of Mount Overwhelm very quickly. If you don’t know what to expect, or have systems in place to manage the time and cognitive load that going through these projects will demand, you’ll find yourself in the pit of despair wondering “Why did we ever do this?”  This is not going to be a long video I know you don’t have a lot of time, but it might be the most important video you watch this year if you’re thinking about doing a construction project of any size. 

I’m going to give you 3 strategies to use when you’re going through any part of your project phase, and point you towards some resources that can help ease your mind. 

Strategy #3 Find an ally


- Mental health can be a beast to handle, and if you can offload some of the mental burden onto someone experienced that can help you navigate these waters, do it.  If it’s not me at albatross academy, try to talk to someone that has built or renovated before and lean on them for advice.  Talk to good friends and tell them all the good and bad about your journey, sharing the load is critical for staying afloat.  Make a regular habit of talking through things that are proving difficult to navigate.  A therapist may not have great construction advice, but can certainly help with many other challenges you might face. 


Strategy #2 RIM Framework

The RIM Framework stands for regularity, information, and method. These refer to agreed upon communication between you and the builder. Regularity outlines how often the communication will take place, Information refers to what will be communicated, and Method outlines what method will be used to communicate the information. Since this is agreed upon early, making a habit out of this communication should start early and not dwindle out. Having clear communication expectations is critical for project success and ensuring peace of mind.

My recommendation is at the contract stage, insist that you have weekly progress reports from your builder, and monthly budget meetings.  If you can’t be on site often, these will help you understand where the project sits relative to the budget and the schedule.  If you can’ t be there, ask for photos or a video of the site every Friday (what I recommend).

Strategy #1 

Systems systems systems  We have to have systems to manage everything so we can break things up into manageable chunks.  This will start with working with your team in the design process to iterate your design.  We need to have places to put information where it’s accessible and stored, and we can unload it from our brains.  We only have a certain amount of hard drive space in our heads, and we can’t keep everything in there, so we need to have a system for organizing our decisions, our communications our money, etc.  For your decisions, use my FREE Homeowners Decision List, it has just about every decision you’ll need to make on your home and it’s  organized by area of the project, with dates each decision is needed.  This prompts better communication with your builder, and you can rest assured knowing that  you’re staying on top of your required decisions, which makes the project run smoother and unload that from your plate.  For communications, use a dedicated Slack channel or What’sAPP group for direct communication with your builder.  Something that can be backed up and referred to long after the thread is inactive.  For meetings, ask your builder to send a recap summary of all the decisions made and courses decided.  For money, use my Cost Tracking sheet available at Albatrossacademy.ca to help you track costs as you pay invoices against your estimate.  This allows you to stay informed in real time, and you don’t have to wonder if your project is on time and on budget. 

These habits allow you to unload some of that mental burden knowing that you’ll be updated every week, and your project won’t run away from you.  A very common annoyance that I hear from clients is that they feel like their project is happening TO them, and not WITH them, like they’ve shoved a runaway train down the tracks and they can’t stop it. 

BONUS : Diet, Sleep, Exercise. I have to remind my students come exam time to ensure they’re taking care of themselves in all ways.  In the same way school can be all consuming at times, building a home can too, especially if you’re putting time in after your full time job.  Getting exercise and good diet will likely lead to better sleep, and better sleep typically leads to better mental health and capacity to make decisions and triage stress.  Make sure to take time to do the things that fill up your JOY cup too, and get your mind off the upheaval of your project.
